As property managers, we have expertise with managing both long term rental properties, and also short-term Airbnb rentals. We’ve worked with all kinds of properties from single-family homes, to multifamily units and condos or apartments. If you own investment real estate, you know that renters, even vacation renters, expect you to be available 24/7 for any repairs or lease issues they may have. When you hire us to manage your properties, you can rest assured we will take care of everything from cleaning in between tenants to addressing repair and maintenance issues quickly.

Our goal is to make owning a rental property here in Southwest Florida profitable and as hassle-free as possible. We manage your property economically and efficiently, keeping the total cost of ownership low. We take care of you, the owner, by doing regular inspections, collecting the rent on time, and keeping your updated regularly. We take care of your tenants by being available 24/7, communicating in a timely fashion and handling any maintenance issues immediately as they arise. What does your monthly management fee cover?

As your property maintenance professionals, we will treat your property like it’s our own. We will take care of all handyman services, as well as making sure your property is maintenance by licensed, fully insured vendors that we’ve vetted. You will find your tenant relationships will improve when they have twenty-four seven access to our services. We stake our reputation on it.

My rental is vacant, what will you do before placing it on the market?

Everyone knows a well-maintained property attracts better tenants, who stay longer and are willing to pay higher rents. We will maintain your home in top condition, cleaning it, painting what may need painting and making sure it’s attractive to the right kind of tenants.

How often do you visit our property?

We feel site visits are important to maintain a property. Site visits allow us to assess the condition of the home and landscaping. We want to be able to anticipate any maintenance issues and take care of them before they become bigger problems. We visit an average of every 10 days. If we’ve got some larger projects being taken care of at the property, we will visit more frequently.

What happens during hurricane season?

There’s nothing worse than seeing that a hurricane is headed for your investment property while you are at your primary residence out of state. When you hire us to manage your properties, you won’t have to worry. We will make sure we secure all loose objects in the yard and on the lanai. We will be sure to trim any hanging tree limbs or branches that are close to the house. We will be sure to put on your hurricane shutters. We will check in with you frequently to let you know the status of your home. We will make a site visit as quickly as we are allowed to after the storm, and will let you know how your property did. You can have peace of mind, knowing we will be in a lot of communication with you and will handle what needs to be handled with your property.

Airbnb Cohosts

Managing Airbnb properties requires a high level of customer service, as your co-hosts, we will help you reach superhost status on the rental websites by providing full-service attention to your guests and properties. Our dedicated maintenance manager, Rich, has experience handling many different types of maintenance issues, and when problems arise that require special licensing such as plumbing or electrician services, we have alliances with a number of service companies that have been well vetted and are available to us quickly. But cohosting an AirBNB property requires more customer service and concierge services than long term rental properties.

We maintain a calendar and bookings, communicate in a timely manner with customers and meet each one personally on their first day of staying at your property. We want to make sure they are who they say they are, and have not rented your property for their kids to throw parties, or for a dozen workers to sleep on the floor (yes, we’ve dealt with that issue). After they leave, we monitor the property for any damages to repair, send our cleaning crews in, and make sure it stays in pristine condition for the next guest.

We do this by being available to our guests 24/7 to answer questions, and deal with cleaning or repair requests during their stay. Availability and communication can be valuable keys in making sure every guest leaves your property having had an excellent Airbnb experience.

How do you handle guest reviews and feedback?

We monitor guest reviews closely and work quickly to address any issues or concerns guests may raise. We also use feedback to identify any issues we need to repair or areas we need to improve. We look for where we can elevate the guest experience and optimize the performance of your property.

Homewatch Services

When it comes to homewatch, you do not want to leave it up to a friendly neighbor. That’s because any time a home is left vacant, a minor problem can escalate into a major one if it’s not addressed right away. For example, a brief power outage during one of our many summer thunderstorms here in Southwest Florida, could result in your air conditioning not turning back on, or your refrigerator compressor could malfunction because of a power surge. Our harsh, humid climate here means it only takes 48 hours for mold to start growing in your home or refrigerator during these types of events. You need to know someone will be checking on your home immediately to get the air conditioner turned back on and to check all of the other electrical items that may have malfunctioned during the power outage.

An even more important reason to hire a professional home watch while you fly away home to your Northern home, is the fact that like most snowbirds, you will likely not be here during Hurricane Season. We promise to make sure to put up your hurricane shutters, and clear your yard of any possible projectiles, as well as all of the other hurricane-ready tasks necessary to ensure your home comes through the storm with minimal damage. After the storm is over, we will thoroughly check for broken windows, leaks, water intrusion and any wind damages that may have happened and look to get it fixed asap.

What homewatch services do you offer?

We do regular weekly or bi/weekly inspections of the property, checking for signs of damage, to ensure that your home is secure and protected from weather-related damage. Aside from regular inspections of the property, we also manage the subcontractors who do cleaning, pest control, pool and lawn maintenance.

Do you provide emergency response services?

Yes, we offer emergency response services in case of leaks, severe weather such as hurricanes, flooding or other urgent issues. This service includes turning off water or gas mains, putting up hurricane shutters or boarding up windows, and clearing the yard of all projectiles. It also includes cleaning up after storms have passed and calling in professionals if needed to dry out the home.

How do you communicate with me while I’m away?

We will provide regular updates and reports about your property, including photos and notes from our inspectors. You can also contact us any time via text, phone or email.

What happens if you find an issue during an inspection?

If we find anything wrong during an inspection of your home we will contact you immediately. Once we’ve communicated, we will provide you with an estimate for repairs whether they can be handled by Trifecta, or by a trusted subcontractor, before any work is started.

Cleaning Services

Our owner Tina, is a self-proclaimed “neat freak,” which is one of the reasons she started her own house cleaning business more than 20 years ago. In today’s busy world, few people have the time to properly clean their homes in a way that makes them happy. A clean home is about more than simply pride in appearance, it’s about you and your family living in a healthy, dirt-free and dust-free environment. Having a clean home is about maintaining the beautiful furniture and rugs you’ve spent your hard-earned money on so that those items last longer and look better over their lifespan. A home is the most expensive item most people have ever sunk their money into. Keeping it maintained and clean is imperative to your investment, whether that home is your forever home, or an investment property you are profiting from.

When you hire our professional cleaning staff, we spend the time to give your home the attention it deserves. You’ll come home to a house so clean and well maintained, it will feel like resort-living (Our maids will even fold your towels into swans and other animals, making you feel like you are on a cruise!) Professional home cleaning is often the necessity that feels like a luxury!

We understand that having someone in your home to clean it is a very personal thing. That’s why we will do our best to handle everything according to your requests and specifications. It is also why we offer a number of different cleaning options.

Residential Weekly/Bi-Weekly Cleaning Maintenance Plan

When you sign up for our weekly or bi-weekly cleaning maintenance plan, you can be sure a dedicated cleaner will arrive at your door to provide consistent and meticulous home cleaning services, on a regular schedule. The maintenance plan includes a standard cleaning of these household areas (although, we will discuss your specific needs the first time we meet): 

Kitchens: As one of the most used areas of every home, the kitchen requires extra care in terms of cleaning and sanitizing all surface areas. We will be sure to sanitize countertops, light switches, refrigerator doors and handles, cabinets, appliances, and of course the sink. We will sweep and mop the floors and leave all glass fixtures and metal surfaces shining. 

Common Areas (this includes dining rooms, living rooms, and dens, sunrooms, and home offices): Our professional crew will vacuum all rugs and sweep and mop all floors. We will remove dirt and dust from all surfaces such as desks and tables, and shine up all mirrors and glass fixtures. In this day and age, sanitizing is imperative, so we will wipe down all door handles and light switches with sanitizing wipes. 

Bedrooms: When you come home, you are ready to unwind and our professional cleaners will be sure your bedroom is resort ready. We will make the beds. We will sweep and mop all floors, and vacuum the rugs. We will dust the ceiling fan blades and the exterior of the air conditioner vents, as well as all dresser tops and table lamps. 

Bathrooms: Like the kitchen, it is imperative that your bathrooms be disinfected and sanitized. We will thoroughly wash and disinfect the sinks, toilet, shower stalls and bathtubs. We will scrub the tiles and grout being sure not to leave behind any mold, mildew or dirty grout. We will sweep and mop all floors as well.

Cleaning your home for the first time

When a homeowner signs up for our regular weekly maintenance cleanings, we always like to start off with a clean slate so to say. So our first time cleaning is typically done at an hourly rate because we will spend two to three times longer on a first time cleaning than it takes us on regular repeat visits. This first time cleaning does several things, it allows us to do a deeper, more detailed cleaning, doing a variety of first-time tasks that require extra time and effort. We want to start you off with a sparkling clean home, and then simply maintain that on a weekly or bi-weekly basis.

Condo and Apartment Cleaning 

Because condominiums and apartments typically share centralized ventilation systems, these smaller spaces can become dustier more quickly than individual houses. When we thoroughly clean and dust your apartment, we will be sure to thoroughly clean the air vents to remove dust and pathogens for better air quality. This will ensure fewer allergy issues as well. 

Eco-Friendly Cleaning

If you or a family member has allergies to cleaning products, or you have small children and pets, feel free to request that our professionals use eco-friendly, nontoxic green products. We’ve researched and found the best green products on the market that are good for pets, children and the environment. 

Deep Cleaning 

Experts recommend doing a deep cleaning at least twice a year to ensure your home and its contents are maintained. There are a number of tasks that require extra time and effort that our professionals simply can’t do during your standard weekly cleaning. We can discuss what deep cleaning chores you’d like us to focus on, but here are some areas that are not typically covered in a weekly maintenance cleaning:

  • Cleaning and vacuuming behind furniture like couches, beds, easy chairs and standing light fixtures.
  • Cleaning the interior of appliances such as the oven and refrigerator.
  • Cleaning behind appliances such as ovens, refrigerators and washing machines.
  • Cleaning windows inside and out
  • Washing and cleaning blinds and curtains
  • Cleaning patio furniture and patio doors
  • Removing built up oily grime on sides of stovetop, stove vents, and kitchen cabinets
  • Removing hard water scale from kitchen and bathroom taps and shower heads and bathroom tiles

Airbnb and Vacation Rental Cleaning

No matter which website you are using to advertise your vacation rental, all of them rely on testimonials to determine customer service and host status. The better your testimonials, the faster you reach superhost status, and we can help you reach that! One of the most important things to anyone staying in a vacation rental is how clean the space is. Noone wants to stay in a house that is dirty. When our professionals are done with your property, even those guests who are germophobic or highly allergic will feel comfortable and relaxed in your space. Guests will be impressed by how beautifully clean the property is. We will come in and clean after every guest leaves and in a timely fashion for the next arrival. For those guests who are staying for an extended time, we will clean the domicile every three weeks. And if you don’t have guests coming for more than two weeks, you’ll want us to come in to keep the space dust free and fresh smelling. We also recommend having us do a deep cleaning quarterly to keep the space spotless.

How do you estimate cost of service?

Prices are based on the size of your home and which services you specifically request, as well as frequency of cleanings.

Do your professionals bring their own cleaning supplies?

Yes, our cleaning crew brings their own cleaning supplies, however, if there are certain products you have a preference for, make a note of it when you are booking us, and we will accommodate you.

Will I have the same cleaning professional every visit?

Yes, we know that residential cleaning is a very personal service, and it is important that you know and trust the person cleaning your home. We will send the same cleaner for each visit. If that needs to change due to illness or vacation, we will let you know beforehand.

Do your professionals clean behind appliances and heavy furniture?

Yes, we can certainly do that, although it is not part of your regular weekly maintenance cleaning. Our professionals can do all of those extra areas during a deep cleaning, which we recommend you do twice a year.

Maintenance/ Repair/ Handyman Services

When it comes to home ownership, we are very well aware that not everyone is naturally handy around the house. Luckily, owner Rich has loved working with his hands fixing things since he was a child and learning how to do it from his father and his stepfather. If you have maintenance or repair work that needs to be done, and you really don’t know the difference between a socket wrench and a dog bone wrench, then it is time to call Trifecta! Unless you are experienced at home repairs, you could be putting your health and property at risk by trying to tackle it on your own. One false move could land you in the ER or cause even more significant damage to your home, forcing you to spend even more time and money on a costly mistake. Rich started out working with his electrician father and his painting contractor step father at the age of 14, so he has a broad knowledge base in terms of the handyman service he can offer. He likes to say he can offer to complete a job soup to nuts.

When you call Trifecta, we take care of your project from start to finish so you won’t have to worry about it. There are some more specialized types of work that are not allowed without a license such as high-level plumbing and comprehensive remodeling of a house’s structure, like roofing. These require special contractor licensing. However, at Trifecta if we can’t fix it ourselves, we’ve got an extensive network of service professionals we can call upon or refer to you. Does a Florida handyman need to be certified in any way?

There is no such thing as a handyman contractor’s license in the state of Florida. However, we carry the proper liability and worker’s compensation insurance and a business license registered with the state of Florida.

How much do you charge for your services?

Due to the nature of handyman projects, our rates vary depending on the type of service you need and the complexity of the job. We promise to provide transparent pricing with a clear and detailed estimate before starting any work.

Can you provide references or testimonials from previous customers?

We are always happy to provide references and testimonials from previous customers upon request. We have a great reputation and plenty of previous happy clients to call upon who can speak to our high-quality work and spotless customer service.
